Multi-Unit Property Management Best Practices

2/6/2024 (Permalink)

Photo of apartment building Learn essential tips for multi-family property management.

Managing a multi-unit property is a big job but can also come with big rewards. According to some salary sites on the web, property managers for multi-family unit properties can earn upwards of $85,000 annually, and this is on top of the satisfaction that comes along with knowing you’re helping others to live richer, fuller lives.

Although multi-family property management best practices are very similar to those used in managing single-occupancy dwellings, some special considerations come along with managing multi-unit properties. If you’re considering moving into management for multi-family properties or are considering upgrading your current property management career to include multi-unit properties, below are some best practices to keep in mind:

Establish Clear Communication From the Outset of Tenant Relationships

The most important thing you can do as a multi-family property manager is establish and support clear communication from the outset of any lease agreement. Maintaining clear communication can help your property management company avoid legal issues and can help avoid conflicts surrounding matters like rent payments. When you support strong communication, you have the opportunity to avoid tenant relationship breakdowns and conflict.

It’s also worth noting that you’ll likely end up working with many different people over the course of your career, all of whom will have their own personalities and styles of communication. To make things run smoothly between all of these different personalities, it’s a good idea to have a written policy on tenant communication in place. This document isn’t meant to govern how tenants communicate with staff, but instead, it should lay out acceptable forms of communication for different concerns.

For example, matters regarding rent or repair disputes should be submitted in writing to establish a paper trail. Conversely, you may decide it’s best to discuss matters involving neighbor disputes in person with a witness present. No matter how you decide to lay out your communication policy, document it and present your requirements to tenants before they sign leases.

Take Care of Maintenance and Repair Requests Quickly

Addressing maintenance and repairs promptly according to the terms of a lease agreement is vital for maintaining trust with your tenants. This is especially true in cases where property damage may affect tenants' quality of life, such as after a fire. You’ll want to seek out fire damage restoration services quickly in a case like this since damage after a fire may pose a health hazard to tenants. Also, by taking care of property maintenance issues quickly, you build trust with tenants and reduce disruptions to your daily workflow.

Maintenance and safety issues may also be matters of the law. Most states have specific laws regarding tenant rights and landlord obligations. If you or your property management company do not uphold a tenant’s rights or fulfill your obligations, the issue may end up in court. Losing a legal battle can result in fines, fees, and damage to your professional reputation. When you stay on top of maintenance and repair requests, you avoid these issues and may even boost your reputation.

Have a Screening Process in Place for Tenants

A comprehensive tenant screening process is vital among other multi-family property management best practices. When you screen tenants for suitability, you reduce the chances of dealing with headaches and conflicts over issues like rent collection, and you’re less likely to experience tenant retention challenges.

Tenant screening is also good for tenants so they don’t end up renting units for which they are not financially suited. Of course, you must follow state and federal housing guidelines when screening tenants, but having measures in place to ensure a thriving community will benefit you and your tenants.

When designing a screening process, set reasonable requirements that factor in the possibility of past mistakes. No one is perfect, and people change. You need to protect the integrity of your property and look out for the safety and well-being of all tenants. Still, you don’t want your screening process to become so stringent that it alienates otherwise viable renters.

Use Tech Tools for Efficiency and Safety

The use of technology like property management software is also among the top multi-family property management best practices for real estate professionals. Successful property management is all about efficiency when dealing with multi-family dwellings. As a property owner or manager, you will likely be dealing with numerous requests from multiple tenants daily, so anything you can do to maximize productivity during your workday is good. The software allows you to keep track of all of your rental properties from one place, and many programs provide access to budgeting tools to monitor cash flow.

Security technology is also a good investment for multi-unit properties. These types of properties are often large and sprawling, meaning there’s lots of ground to cover. Installing security cameras and quality lighting in strategic areas around your entire property can serve as a deterrent to criminals, and it can also be a benefit if a matter needs to be investigated in the future.

Consider installing door access technology that lets tenants come and go by swiping an electronic keycard. This can prevent unauthorized individuals from gaining access to your properties. When integrated with property management software and Internet of Things (IoT) technologies, these elements add an additional layer of security to protect tenants and your properties.

Strategies for Effective HOA Vendor Selection

1/24/2024 (Permalink)

Tools surrounding a house Effective HOA vendor selection made easy! Explore our expert tips on due diligence, cost-effectiveness, and maintaining strong vendor relationships.

Selecting vendors for a Homeowners Association (HOA) is a multifaceted task combining analytical decision-making and nuanced human judgment. This intricate process entails weighing various dynamic factors to ensure optimal vendor choice.

Leveraging HOA Documents for Guidance

The vendor selection process begins by consulting the HOA’s governing documents. These documents are critical as they outline the standards and regulatory compliance requirements that potential vendors must meet. Thoroughly reviewing these documents is vital to ensure all criteria are considered, and no essential aspect is overlooked.

Systematic Vendor Screening Approach

A structured screening process is essential for effective vendor evaluation. This includes developing a vendor evaluation matrix to assess licenses, certifications, qualifications, and insurance coverage. The matrix is a tool to determine if vendors align with the HOA's standards and local regulations, aiming to minimize liability risks by selecting vendors who can deliver competent and compliant services.

Advantages of Soliciting Multiple Bids

Obtaining bids from several vendors is recommended rather than choosing the first option. This tactic provides insights into the market’s competitive pricing and service quality. Issuing a Request for Proposal (RFP) can help get detailed proposals, ensuring vendors understand the work scope, expectations, and other critical details.

Vendor Proposal Assessment and Meetings

Post-proposal submission, scheduling meetings with each vendor to discuss their proposals and address any queries is important. Decisions should not be based solely on price; the emphasis should be on the quality of service and the vendor’s ability to meet the HOA's specific needs.

In-Depth Reference Checks

Reference checking is a crucial phase. It involves reviewing online feedback and conversing with previous clients to assess the vendor's reliability, work quality, communication skills, and approach to resolving complaints. This comprehensive evaluation helps construct a detailed picture of each vendor's performance and dependability.

Clear Contractual Agreements

Having clear contract terms is crucial to prevent disputes. Contracts should clearly outline the work scope, timelines, payment terms, and consequences of contract breaches. Regular reviews of existing vendor contracts are also significant to ensure they remain relevant and compliant with regulatory changes.

Choosing Specialized Vendors

Certain tasks, such as stormwater management, require specialized expertise. Selecting vendors with the necessary knowledge ensures complex systems are maintained properly and compliant with regulatory standards.

Building Partnerships with Vendors

Choosing the right vendors is akin to forming partnerships with entities that share the HOA's commitment to maintaining high standards. Specialized service providers, like a mold damage company, are vital in sustaining the community's quality and safety.

Detailed Process for Vendor Selection

  1. Initial Review of HOA Documents: Examine the HOA’s governing documents for guidance on standards and compliance requirements.
  2. Developing a Vendor Evaluation Matrix: Create a matrix to assess critical aspects such as licenses, qualifications, and insurance coverage.
  3. Soliciting Multiple Bids: Obtain several bids for a comprehensive market view. Use RFPs to get detailed and comparable proposals.
  4. Meeting and Evaluating Vendors: Schedule discussions with vendors to review proposals and clarify doubts. Focus on both price and quality.
  5. Conducting Thorough Reference Checks: Investigate past performance by examining online reviews and speaking with former clients.
  6. Drafting Clear Contracts: Ensure contracts are explicit regarding scope, timelines, and payment processes to avoid misunderstandings.
  7. Periodic Review of Contracts: Regularly update contracts with existing vendors to reflect any changes in regulations or requirements.
  8. Opting for Specialized Vendors: Choose vendors with specific expertise to ensure compliance and effective management for complex tasks.
  9. Partnership Approach with Vendors: Aim for a collaborative relationship with vendors who align with the HOA’s standards and values.

Final Thoughts: Ensuring Optimal HOA Vendor Selection

The selection of HOA vendors is a critical task that requires a blend of analytical and subjective decision-making. By following a structured approach that includes thorough document review, comprehensive vendor screening, soliciting multiple bids, and conducting detailed reference checks, HOAs can make informed decisions. Clear contracts and choosing specialized vendors for specific tasks further enhance the effectiveness of this process.

Ultimately, the goal is to form partnerships with vendors like SERVPRO of Arcadia, who provide

residential restoration services, and are committed to maintaining high community standards, thereby ensuring the well-being and satisfaction of the HOA community.

Ways to Prevent Water Damage After a Leak

1/17/2024 (Permalink)

Water damage to walls, floor, baseboards occurred from a leak Learn how to prevent water damage effectively after a leak in your home. Essential tips to safeguard your property and avoid costly repairs. Act now!

Preventing Water Damage After a Leak: Expert Tips

Plumbing leaks are some of the most common problems in homes and businesses across California and the U.S. While some leaks are only mildly annoying, others can turn into plumbing disasters, resulting in water damage, wood rot, and expensive property repairs.

According to data from the Insurance Information Institute, as reported by This Old House, close to 15,000 homeowners across the country experience the effects of water damage daily. The average insurance claim for water damage is somewhere in the neighborhood of $12,000, meaning this type of damage is not trivial when it comes to your wallet.

Preventing Water Damage When Faced With a Leak

The good news is that there are ways to prevent water damage after a leak. In virtually all cases, the sooner you address a leak, the better your chances of preventing water damage, but it’s always important to take some action. Leaks tend to get worse over time; even a small leak can become a flood if left unaddressed.

If you’re concerned about protecting your property, below are some ways to prevent water damage after a leak:

Call a Professional

Often, the best way to stop water leaking into walls and floors is to contact a professional at the first sign of trouble. Some signs of water damage can include damp carpets or water stains on walls, but you may also notice mold growth along baseboards or a musty, moldy smell in the air.

If you believe that you have mold growth, you may need more than just a plumber. While a plumbing company can deal with the leak itself, a mold damage company is going to be the solution for water damage repair involving mold growth. These companies may also help remove water pooling after a serious leak or flood, but you will need to ask your mold remediation technician about this option when you schedule service.

Turn Off Your Water

If you can’t get a professional to your home quickly, you will want to stop leaking water at the source. This usually involves turning off your home’s main water supply, often located under a grate in your yard or at a shut-off valve in a garage, closet, or basement. This can be a good option when you can’t determine how water enters your home.

For example, you may have a leak in your water heater, but that water heater may be located in an area of your home that isn’t easily accessible. Without the ability to check for standing water around your water heater, choosing to shut off the water until a professional can address the situation is often the best idea. Water leak detection services utilize specialized equipment to track down the source of leaks so that targeted repairs can be made.

Contact Your Insurance Company

Your home insurance policy may cover water damage, but this varies from provider to provider and policy to policy. Flood insurance covers serious water damage caused by major leaks in some cases, but you will likely need to add this as special coverage as most general homeowners’ insurance policies don’t include flooding under general claims. Although flood insurance will not directly prevent water damage after a leak, it may cover the cost of repairs related to water damage caused by a leak.

Unfortunately, you can’t add flood insurance retroactively, so you must weigh the pros and cons of carrying this coverage. For many homeowners, the cost of additional flood insurance is worth the peace of mind that comes with knowing that you won’t have to worry about expensive repairs in the event of a water emergency.

Check and Maintain Your Plumbing on a Scheduled Basis

It’s also a good idea to check and maintain your plumbing on a regular basis. Older hoses for things like washing machines that get used often tend to develop leaks after many years of service, and changes in water pressure inside plumbing pipes can cause joints to loosen and leak over time.

By checking and maintaining your plumbing pipes, hoses, and fixtures, you can prevent water damage caused by leaks. Remember that leaks typically cause structural damage slowly over time, and it can be easy to miss signs of damage until something major happens. You can protect your home by creating a plumbing maintenance schedule or having a professional plumbing company maintain your home’s plumbing system.

Install Sensors and Sump Pumps

You can also consider installing wireless sensors to help you get notified of leaks, standing water, and flooding. These devices measure water flow and pressure and can send alerts to your smartphone if a leak or flooding has been detected. Moisture detection sensors may be placed around areas where pipes are located but can also be placed in bathrooms and kitchens.

A sump pump may also be a good idea if you have a basement. These devices automatically pump out excess moisture in low-lying areas of your home if flooding occurs after a leak becomes serious. As an added benefit, sump pumps can prevent flooding in basements during heavy rainfall if moisture seeps into basement areas of your home.

Vigilance is the Key

Although water damage following a leak can seriously threaten your home's structural integrity, vigilance can prevent disasters. By checking your plumbing often, watching for signs of water leaks, and partnering with professionals at the first sign of trouble, you stand a better chance of protecting your home and your health. If you do experience a leak, taking care of it quickly can typically prevent serious damage from occurring, but it’s always a good idea to have a professional check questionable areas for your own peace of mind.

2024 Trends in Commercial Property Management

1/4/2024 (Permalink)

Trends in Commercial property management. A commercial building. Stay ahead of the curve with 2024's Commercial Property Management Trends.

Commercial property managers have had their hands full over the past few years, responding to the pandemic and all the resulting changes. In 2024, as the commercial property rental landscape continues to evolve and adapt, property managers can take proactive steps to find and take advantage of the opportunities within these challenges.

The dynamics of the economy, changing tenant expectations, and continual technology innovations have combined to create a profound transformation in commercial real estate. Innovation and adaptation are the friends of commercial property managers, and the following points discuss some of the trends to look for in 2024.

Advancements in Technology and Automation

Technology for Tenants

As people shop online more and package stealers continue proliferating, many properties have added smart-locker storage for tenants to receive their packages safely. This trend is expected to grow, and tenants will look for additional technology integration, such as SMS notifications and other tech-related options that enhance their convenience.

Keyless entry is another growing trend that tenants appreciate. More commercial properties offer digital amenities like free WiFi and 5G integration, and this trend is expected to continue. For areas where theft is an issue, video doorbells and security cameras can set your property apart. Landlords and property managers can also use security cameras to manage and monitor the property around the clock remotely.

Operational Software

Operating commercial properties involves many moving parts, and commercial property management trends in 2024 will continue to emphasize automating, streamlining, and improving workflows with SaaS and cloud-based software platforms. Cloud-based property management software connects operational teams online, increases effective communication, and offers tenant portals for more efficient repair requests and other tenant needs.

Managing properties using virtual tools such as Zoom interviews or property tours is becoming a norm, and integrating AI and IoT will continue to grow. IoT, or Internet of Things, refers to tools that typically use WiFi or Bluetooth to automate activities. Property managers are implementing IoT tools such as automated or smart lighting, smart laundry, smart locks, automated lawn care, and smart temperature control.

AI will enhance property management by refining processes such as more personalized tenant experiences where AI anticipates tenant needs and preferences. Property management software may also use AI to improve virtual property tours to help tenants more effectively imagine themselves in the unit. AI tools may offer insights that drive coordinated smart building systems, such as assisting in adapting their operation to environmental conditions based on the property’s occupancy patterns. These adjustments can save on energy consumption and other resources while reducing costs.

Continued Evolution of Tenant Preferences and Market Dynamics

More Multifamily Units

The rents for multifamily units often cost less than those for single-family dwellings, driving increased demand for additional multifamily units. Renters are also migrating to states with lower taxes, and while they want the lower rents of a multifamily unit, they also want more spacious homes with additional amenities. Tenants for all types of rental properties also demand more services and amenities in exchange for the rising cost of rent, including high-speed internet, in-unit washers/dryers, and HVAC.

More Property Management Services

Demand for more professional property management services should continue to increase in 2024. Tenants expect and desire the expertise of knowledgeable management, especially when dealing with property repairs, disputes, and other issues in multi-unit settings. Tenants also demand the technological tools often provided by professional property management, such as online portals for repairs, questions and issues, and the ability to pay their rent online.

Commercial property management trends in 2024 also emphasize using tools like improved and streamlined tenant screening processes and advertising available units on multiple platforms, including social media.

Updating Business Strategies and Addressing Economic Factors

Managing Costs to Improve Profit

In 2024, commercial property managers will benefit from prioritizing profitability while keeping costs under more strict control. Acquiring new properties can increase revenue and profits through operational synergies. In contrast, new services like outsourcing to high-quality vendors such as a reliable restoration company can save on labor costs and keep properties in tip-top shape to command improved rents. Adopting technology such as specialized property management software can also reduce labor costs by automating some of the back-office administrative work of property management.

Considering Economic Factors

During rising inflation, property managers must constantly monitor and reduce costs wherever possible. Additionally, the new year is a great time to focus on scaling up the business by implementing growth-hacking strategies and considering refinancing options to take advantage of potential federal interest rate cuts.

For 2024, although there is no guarantee, sources predict the Fed will continue to reduce mortgage interest rates. Savvy property managers and owners will poise themselves to refinance more expensive loans and leverage the increased value and higher equity in existing properties to make additional investments. Lower interest rates often stimulate economic activity, which may create opportunities to improve occupancy rates and achieve higher rents, especially if the rental market remains tight.

Political and Regulatory Challenges

Taxes (and Other Costs) Go Up While Loopholes Disappear

Commercial property management trends in 2024 include strategies to offset the effects of rising taxes and closing financial loopholes for commercial property landlords. Property managers can expect changes such as government measures attempting to capture more real estate-related revenues. Governments may pressure property managers and landlords to lower or normalize rents to aid housing crises in higher-priced housing markets.

Additionally, landlord insurance for rental properties is undergoing changes that affect tenant evictions and other issues while becoming more costly. Commercial property managers can potentially lower the cost of the policy by increasing the deductible, prioritizing as many safety features on the property as possible, and requiring renters to carry renter’s insurance. Safety features include updates like carbon monoxide sensors, tankless water heaters, and fire-resistant roof coverings.

Political Motivations

Politicians may focus on a growing homelessness problem and the lack of affordable rents in many areas. Leading up to the 2024 election, some politicians may highlight a need to enforce regulatory compliance among landlords and property managers as part of their platform.

A Consolidating Industry

The entry of large corporate property management companies may challenge independent or smaller property management firms. Sometimes, these larger companies have more extensive resources to provide cost-effective services, increased marketing resources, and value-added options such as financial reporting for multi-unit properties or property portfolios. These firms may also offer lead-generation services and additional brand-building for properties under their management.

Win by Staying Ahead of the Changes

Successfully navigating the changing climate of commercial property management relies on property managers recognizing trends and proactively embracing and managing them. While preparing to take your properties into 2024, consider these trends and how to extract opportunities from them to improve and grow your business.

From integrating technology that automates operational work and provides additional tenant amenities to anticipating and staying ahead of economic shifts, vigilance is critical. Reducing costs by outsourcing work to commercial restoration services and other third parties is one of many strategies that can help you leverage innovation and position your business to handle the changing landscape in property management more effectively.

We Stand with Lahaina: A Community’s Generosity Crosses the Pacific

10/31/2023 (Permalink)

Collage of donation drive photos from beginning to end, including the flyer shared to the community. This is a photo collage on top of the flyer that sparked a wave of donations to flow into our warehouse, which were then packed and shipped to Maui.

In the wake of natural disasters, the resilience of the human spirit often shines the brightest. The devastating wildfires that tore through Lahaina, Maui, in August 2023 were a heartbreaking reminder of nature’s unpredictable wrath. But as Lahaina faced the aftermath, over 2,400 miles away in Los Angeles, a beacon of hope was being kindled.

Community Comes Together

For many, watching the news coverage of the Lahaina wildfires evoked a profound sense of sorrow and helplessness. However, our team here at SERVPRO of Arcadia, Alhambra, and Pasadena North, it ignited a fervent determination to lend a helping hand. Recognizing the urgent need for support, the team mobilized the community in Los Angeles with a clarion call to action: a donation drive throughout September.

From LA to Lahaina: Shipping Love and Support

The response was overwhelming. Families, businesses, and individuals from all walks of life stepped up, donating essential items ranging from non-perishable food, clothing, and medical supplies to toys, books, and household goods. Every item, a symbol of a community's unyielding support for another in their time of need.

What made this drive especially heartwarming was the shared understanding that it wasn’t just about sending items; it was about sending love, solidarity, and a promise that Lahaina was not alone in their recovery journey.

Gratitude from the Islands

The donated goods, carefully packed and labeled with love, were shipped off to the families in Lahaina. The reception on the island was deeply touching, with many residents expressing their heartfelt gratitude. For some families, these packages represented a fresh start, a glimmer of hope amid the ashes and rubble.

For Lahaina, a town renowned for its close-knit community and Aloha spirit, the shipments from Los Angeles reinforced the belief that the spirit of 'ohana (family) extends beyond island borders. It’s a testament to the global community that comes together, time and time again, in the face of adversity.

A Lasting Impact

While the donation drive was centered around a month-long effort, its impact will be felt for years to come. As Lahaina begins the long process of rebuilding, they do so knowing they have friends thousands of miles away, ready to support, uplift, and assist in any way possible.

From SERVPRO of Arcadia, Alhambra, and Pasadena North, a huge mahalo (thank you) to those all those who made this happen, bridging the distance and reminding us all about the power of community, kindness, and shared humanity.

In times of disaster, it’s often said that every bit helps. But sometimes, it's more than just "a bit" – it's a whole community's love and care being shipped across the vast Pacific. And that makes all the difference.

Guide to Prepare for Hurricane Hilary - Southern California

8/18/2023 (Permalink)

Preparing for a Category 5 Hurricane: A Comprehensive Guide

When a Category 5 hurricane is on the horizon, time is of the essence. These powerful storms bring with them catastrophic winds, torrential rain, and life-threatening storm surges. Preparation is critical not only to protect your property but, more importantly, to ensure the safety of your family and yourself. Here's a concise guide to help you prepare:

1. Stay Informed:

  • Monitor local news and weather channels. Trusted sources such as the National Hurricane Center (NHC) will provide regular updates and advisories.
  • Download weather apps. These can give real-time notifications and tracking.

2. Evacuate if Advised:

  • Listen to local authorities. If they recommend or mandate evacuation, do so promptly.
  • Plan your route. Know multiple routes in case one is blocked.
  • Inform someone. Let a family member or friend outside the danger zone know where you're headed.

3. Create an Emergency Kit: Stock up on essentials including:

  • Water and non-perishable food for at least three days (one gallon of water per person per day).
  • Medications and a first aid kit.
  • Flashlights, extra batteries, and a battery-operated radio.
  • Important documents (insurance, medical records, bank account numbers) in a waterproof container.
  • Cash (as ATMs might be down).
  • Chargers for your devices, possibly solar or battery-powered.

4. Secure Your Home:

  • Install storm shutters or board up windows using plywood.
  • Clear your yard of any potential flying debris such as lawn furniture, tools, and toys.
  • Secure doors.
  • Consider installing a sump pump if flooding is a concern.

5. Plan for Pets:

  • Have a pet emergency kit with food, water, and medications.
  • Ensure your pet has a secure carrier or leash.
  • Know pet-friendly shelters or hotels on your evacuation route.

6. Protect Your Vehicle:

  • Fill up the gas tank. Gas stations could run out or lose power.
  • Store it in a garage or secure area if possible.
  • Avoid parking under trees or in low-lying areas prone to flooding.

7. Communicate:

  • Establish a communication plan with family. Everyone should know who to contact and where to meet if separated.
  • Use text or social media to let others know you're safe. Phone lines might be jammed.

8. Be Cautious After the Storm:

  • Stay indoors until local authorities declare it's safe.
  • Avoid floodwaters. They may be contaminated or electrically charged.
  • Inspect your home for damage. Document any issues for insurance claims.
  • Be wary of fallen power lines and report them to the utility company.

A Category 5 hurricane is an extreme weather event, but with thorough preparation, you can significantly increase your chances of weathering the storm safely. Remember, while possessions can be replaced, lives cannot. Safety first!

Tackling Mold Growth after Rains

6/20/2023 (Permalink)

Rainy days bring much-needed water to our gardens and help cool down warm temperatures. However, they can also bring an unwanted guest into our homes: mold.

The problem with mold is that it thrives in damp conditions. When heavy rains strike, water can find its way into your home through leaks in your roof or windows, or even through your home's foundation. These damp conditions are a breeding ground for mold spores, which can rapidly multiply and spread if left unchecked.

Not only is mold unsightly, but it can also cause serious health issues, such as respiratory problems, allergic reactions, and in severe cases, even neurological damage. Furthermore, it can cause substantial structural damage to your home, affecting its value and livability.

At SERVPRO of Arcadia, we understand the urgency of addressing mold problems. If you've recently experienced heavy rain and are worried about potential mold growth, our team of certified experts is ready to help.

Our comprehensive mold remediation process begins with a thorough inspection to detect any signs of mold. We then isolate the affected areas to prevent the spores from spreading during the removal process. Our team utilizes advanced techniques and equipment to thoroughly clean and treat the area, ensuring the mold is eliminated.

But we don't stop there. At SERVPRO of Arcadia, we believe in proactive prevention. We'll help identify areas in your home vulnerable to water damage and provide you with effective strategies to prevent future mold growth.

Remember, mold is more than an unsightly nuisance. It's a potential health hazard and a sign of water damage. After the rain, don't let mold spoil the freshness. Call on SERVPRO of Arcadia – your partner in mold remediation and water damage restoration.

Water Damages in the Summer

6/16/2023 (Permalink)

Summertime: the season of sunshine, barbecues, and family vacations. However, for many homeowners, it can also be a season of unexpected water damage. Whether from unpredictable storms, increased humidity, or HVAC system leaks, summer brings its own set of water-related challenges.

While rainstorms are usually less frequent in summer, they often come as heavy downpours that can quickly overwhelm gutters and seep into basements. Regularly cleaning your gutters can mitigate this risk, but sometimes the volume of water is simply too much to handle. In these cases, our team at SERVPRO of Arcadia is here to assist with swift and comprehensive water damage restoration services.

Additionally, your air conditioning unit can be a significant source of water damage in the summer months. With constant use, the condensation line can easily get blocked, leading to leaks or even a full-blown flood. Regular maintenance checks are crucial to prevent such situations.

But, when the unexpected does occur, don't despair. Our expert team has the skills and technology to handle any water damage situation. We offer efficient drying, cleaning, and restoration services, using state-of-the-art equipment to ensure your home is returned “Like it never even happened” and as quickly as possible.

Remember, water damage doesn't take a summer vacation, but with proactive measures and a reliable restoration partner in SERVPRO of Arcadia, you can enjoy a worry-free season.

In any case, no one enjoys their home catching fire so let's go over the most common causes so you can avoid any tragedies.

Here are the Top 5 Causes of Fires:

  1. Cigarettes - The reason this is at the top of the list is because it can be tragic for the person smoking. Most times it is because a person fell asleep with one in their hand. Sometimes a smoker may throw a lit cigarette into dry plants.
  2. Cooking - Accidents happen all the time in the kitchen, a towel may catch fire, you may over cook your food, water and oil may mix and cause large fires, and even cooking in the oven and forgetting the oven on.
  3. Candles - Dropping one near flammable items or lighting one near towels and plants.
  4. Space Heaters - Leaving these unattended can be detrimental depending on the flooring in your home.
  5. Electrical Fires - Get your wiring checked once a year to check for shorts and faults. Sometimes these fires can cause huge damages and the start quickly because they are almost hidden.

Rainy Floods

12/3/2021 (Permalink)

Even though we live in sunny California, we still get our fair share of rain in the winter time. Might not feel like much, but with the right amount of rain in even one day, floods can happen if you are not prepared.

Floods can come in through damaged roofs, causing roof leaks. Rain can also enter and flood your home if your windows have been improperly sealed or through door thresholds.

It is hard to really think about preparing for rain when we get so little of it but it is always better to be overly cautious then under prepared.

Here are a few tips SERVPRO would like to provide for you:

  • Make sure all windows and sliding doors are shut before rainfall, if you are going out of town especially. Rain can happen at random in California and you want to be ready.
  • Check your gutters and make sure they are cleared.
  • Make sure all door thresholds are properly sealed.

In the case of a home emergency give SERVPRO of Arcadia a call and we will be there to help!

Christmas Tree on fire Keep your home safe during the holidays!

With Christmas only days away SERVPRO of Arcadia would like to share some tips to keep your home safe from any possible fire damages.

Your Christmas tree is the biggest factor to be aware of during this season, more so if you plan to have your tree up longer than a month.

  • Make sure to always keep your Christmas tree watered and spray the leaves as well; tree fires most commonly occur when the tree is too dry.
  • Keep your tree places away from all flames such as fireplaces, stoves, and space heaters.
  • Be sure to keep candles away from your tree at all times.
  • Try not to use more than 3 stands of holiday lights in order not to over load the outlets.

As always, SERVPRO of Arcadia is open 24/7 even on Christmas to help in the unfortunate event of fires, water damages and more. Call (626)447-4128 for any questions or assistance.

Tips on Storm Damage

11/9/2021 (Permalink)

SERVPRO Logo "Keep your eye on the storm"

Did you know that floods are the most common natural disaster in the U.S.?

Heavy rainstorms can cause significant flooding, overflowing levees or dams, contributing to flash floods and mudslides. Although, California does not commonly experience heavy rain from time to time. This could potentially put property like your home or business at risk.

Tips to help avoid flooding for your home or business:

    • Prepare your property by installing rain gutters and other drainage systems. (Clean out rain gutters frequently.)
    • Understanding the flood risk in your area and fix any leaks IMMEDIATELY.
    • Extra roof protection by investing and installing a rubber roof underlayment (waterproof barrier that goes under the shingles and protects the roof from water intrusion).

Tips for drivers during the rainy season

    • Avoid cruise control (This feature works great in dry conditions, but when used in wet conditions, the chance of losing control of the vehicle can increase).
    • When driving, slow down and leave room in front of you (slowing down suddenly during wet conditions is critical and can increase a car’s chance of hydroplaning).

If you do experience flood damage in your home or business SERVPRO of Arcadia is here to help leave it, "Like it never even happened."

What Causes Water Damage?

11/9/2021 (Permalink)

There are many different ways a water damage can occur in your home, from a broken pipe to a/c systems. We do ours best to maintain our home items but sometimes the inevitable happens.

Here are the top 5 causes of water damage:

  1. Leaking or Busted Pipes
  2. Plumbing Issues
  3. Faulty Household Appliances
  4. HVAC Units
  5. Clogged Gutters

Some less likely, but still possible causes of a water damage can be

  • Toilet Overflow
  • Sewage Back-Ups
  • Laundry Washer Overflow

While for the most part it sounds easy to be able to maintain these house hold items, sometimes we can not help it when accidents happen. So in the event something like this happens to you, SERVPRO will always be there to help, anytime, anyplace, 24/7.

Condo Complex Gone Wrong!

11/9/2021 (Permalink)

Real Job Photos Kitchen Water Damage

When condos are not properly maintained sewage back ups and pipe leaks are bound to happen. One of our property management clients experienced severe water damage to several units in  the condo complex they manage. It all started when the top unit's sink drain line clogged, causing water to travel in to multiple units below.

The unit which caused the loss had significant damage to hardwood flooring, walls, cabinets, vanities, and bedroom carpets. Due to the fact that condos are constructed directly above each other, this caused damage to the units below in their ceilings down to their walls and into their floors as well. Some Unit owners had contents that were damaged in which had to be inventoried for total loss and salvaged items packed up.

Most times we forget all about the laundry room! Which should be the most important room to maintain because many problems can arise in that room alone!

What to do if this happens to you:

Refrigerator Line Leaks

10/21/2021 (Permalink)

Do you have a rodent problem in your home? Rats and other pesky rodents can do more damage than stink up your home and eat food that has been left outside. SERVPRO is not a rodent control company but we do deal with the aftermath of what rodents can do to your home!

Rats, often times hide in small dark area away from the people in the home. Particularly behind your refrigerator, and that is where the important water and power lines come from. If a rat gets caught back there it can start chewing on the water line day after day. You might not even realize until it's too late!

If the rat chews at the water line long enough it can cause a leak that will eventually create flooding and water damage to your kitchen floors!

That's where we come in and clean up the water and repair the damage.

Halloween Fire Safety

Pumpkins on fire Safe ways to keep it spooky on Halloween!

Carving pumpkins with the family, children trick-or-treating, dressing up in festive costumes are all the best parts of celebrating Halloween! BE WARE of possible fire hazards from these fun but dangerous festivities.

Here are some tips to keep your home safe this year:

  • Swap out the old fashioned fire candle to light up your Jack-O-Lantern with battery powered candles or glow sticks
  • If you do end up using fire candles please keep them away from any drought tolerant pants or fires.
  • For the trick-or-treating children: teach them to stay away from lit pumpkins, do not kick them or move them in anyway
  • Use a flashlight when out getting your sweet treats!

According to the National Fire Protecting Association (nfpa.org)

    • From 2014-2018, an average of 770 home structure fires began with decorations per year.
    • More than two of every five (44%) of these fires occurred because the decorations were too close to a heat source, such as a candle or hot equipment.
    • More than one-third (36%) of these fires were started by candles.
    • More than one-fifth (22%) of the decoration fires started in the kitchen; 16% began in the living room.

Water Damage Process

9/17/2021 (Permalink)

The aftermath of a water, fire, sewage or mold related loss can sometimes be confusing. We are here to help you understand the process and explain all the steps involved when dealing with damages to your property. Each property, customer and client is treated differently depending on the type and extent of damages.

Here is the typical process we follow when you call in to our office with a water damage:

  1. Intake - We gather all contact, insurance and property information from you such as; Owner’s info, Loss Address, Contact info and insurance claim number. We ask questions like; Cause of Loss, Affected Rooms, types of flooring, etc…
  2. Scheduling - We schedule an initial inspection appointment with you within the hour of your phone call. If it’s not an urgent matter, future appointments are accepted.
  3. Inspection/Arrival Date - upon arrival we will assess the damages starting from the cause of loss. We will take moisture readings, photos and measurements of all affected areas and document the scope of work to be performed. If the damages are urgent, such as standing water, collapsed ceiling etc.. , we will immediately extract water, clean up and set up drying equipment.
  4. Insurance Approval - We take all the information gathered during the initial visit and send it to your insurance for coverage confirmation and approval to proceed.
  5. Demolition (if necessary) - When demolition is required, we gain approval first and schedule a crew to perform the removal of affected and damaged material
  6. Dry Out - Upon completion of demolition, equipment is reset to dry out the framing materials of your property.
  7. Completion - Once all materials have reached a drying goal, we do a final clean up of the areas, pick up equipment and document the moisture readings. We gather that information again and provide everything to your insurance for final billing.

We are happy to take the headache of dealing with all of this away from you. Our office is highly trained in walking you through the process every step of the way. Any questions you may have, please feel free to contact our office at 626-447-4128.

SERVPRO and Matterport!

9/15/2021 (Permalink)

SERVPRO of Arcadia now uses Matterport! Matterport is a 360 camera and software that allows us to capture detailed photos of your property. We piece those photos together to create a “virtual tour” of the property. The virtual tour then becomes available for us to share with you and your insurance company to review loss details, conditions and take proper measurements.

Due to COVID, many of us prefer virtual tours and Matterport has allowed us to provide that to our customers and insurance adjusters. We simply share the link and you will be able to click through the property and feel as if you were there in person!

Our Production Manager takes a preliminary Matterport scan of the property prior to any demolition or work performed. After completion of work, he visits the property again for a final scan. We use the two scans for reconstruction estimates and proper billing.

Matterport has become a vital part of our business because it gives our customers the complete feel of their project from start to finish.

Water Damage Turned into Mold

9/14/2021 (Permalink)

bathroom with mold on walls top to bottom Extensive mold discovered

Ever wonder what would happen if you left a water damage unaddressed? Well, this would be your worst case scenario. When water damage is not properly mitigated or ignored for several months (even years), mold is almost guaranteed to grow and multiply into what you see here.

It is best to be sure to monitor your plumbing systems to catch any sign of water damage early on. Proper maintenance of pipes, faucets, toilets, sinks, etc.. is very important in preventing mold from growing.

When dealing with mold in your home it is very important NOT TO:

  • Touch or disturb the mold.
  • Blow air across any surfaces with visible or suspected mold growth.
  • Attempt to dry the area yourself.
  • Spray bleach or other disinfectants on the mold.

Thankfully, our technicians are certified in Applied Microbial Remediation by the IICRC. They have extensive experience in mold remediation and could handle any size remediation. It is recommended that you always let a professional assist with Mold Remediation.

Feel free to contact SERVPRO of Arcadia at 626-447-4128 for more information on how to help you with your mold remediation.

Let's conserve our water!

8/25/2021 (Permalink)

Drought in California Drought in California

California is currently suffering one of the worst droughts and in order to conserve the water we have we must do our part. Our conservation efforts can make a huge impact on the quality of our environment. We may feel like we are such a small piece of a larger pie, but if each one of us contributed to making changes it would help “minimize water waste, rebuild our underground aquifers, prepare for the uncertainties of climate change, and minimize the harmful effects of drought” (water.ca.gov).

According to the California Department of Water Resources, here are a few ways we can contribute to water conservation:

Indoor Conservation Tips

  • Fix leaks, including leaky toilets
  • Install high-efficiency toilets, aerators on bathroom faucets, and water-efficient shower heads
  • Take shorter (5 minute) showers
  • Track your water bill and meter to curtail water use
  • Turn off water when brushing teeth or shaving
  • Use dishwashers and washing machines with full loads only

Outdoor Conservation Tips

  • Plant drought-tolerant/resistant plants and trees
  • Recycle indoor water to use on plants
  • Refrain from watering your home landscape when it rains
  • Replace your grass/turf with water-wise plants
  • Use a broom to clean driveways, patios, and sidewalks instead of water from a hose
  • Water your outdoor landscape earlier in the day when temperatures are cooler

Hoarders Clean-Up

7/9/2021 (Permalink)

Photo of Living / Dining Room full of contents During a water mitigation call, crews discovered the hoarder condition as shown above

According to The Mayo Clinic, “Hoarding disorder is a persistent difficulty discarding or parting with possessions because of a perceived need to save them. A person with hoarding disorder experiences distress at the thought of getting rid of the items. Excessive accumulation of items, regardless of actual value, occurs.” Many people with hoarding disorder do not find their habits to be a problem. Hoarded items are often things others would throw away or look at as junk or garbage such as old newspapers, junk mail, or packaging.

Hoarding can lead to homes filled with extreme clutter to full capacity from years of accumulation, making living conditions unsanitary and crowded. Bugs, fleas, rats, and other vermin may be present, at which point an exterminator would need to be called. At times, hoarding may spread to outside the home as well, to storage facilities, or even the garage or yard.

SERVPRO of Arcadia encounters hoarding situations several different ways. Often, we are called for a fire or water loss and find the hoarding situation when we arrive on-site. We will communicate with the insurance company regarding their contents coverage, and after approval, contents can be disposed of, packed out and possibly cleaned, dried, and stored by the SERVPRO of Arcadia or relocated to a storage facility so work on the fire or water loss can begin.

Another way we encounter hoarding jobs is through calls from landlords, case workers, real estate agents, or family members, often after the death of a loved one. In these situations, the crew will see if they should look for any items of importance while they clear the property out of all possessions. Sometimes family members will come and try to help the hoarder sort through their contents as well.

Each case is very different, and hoarding jobs are often sensitive situations, but SERVPRO of Arcadia is here to help make it “Like it never even happened.” If you encounter a hoarding situation at one of your properties or with your insureds, call  SERVPRO of Arcadia today.

Common Causes of Fire Damages

7/9/2021 (Permalink)

Photo of burnt Living Room House fires caused by electricity are some of the most dangerous fires. Check out this blog for tips to prevent this.

With fire season quickly approaching, we here at SERVPRO of Arcadia wanted to share some information with our community. It is so important, especially here in California, to be prepared for a fire in your home. Most fires we encounter are accidental, but here are some tips to help reduce the damages these fires can cause.

Some accidental fires that occur are most commonly caused by:

  • Cooking Equipment
  • Heating
  • Smoking in bedrooms
  • Electrical Equipment
  • Candles
  • Curious Children
  • Faulty Wiring
  • Barbecues

That is why we strongly recommend taking full precautions, in order to keep your loved ones and property safe at all times. Here are some helpful tips:

  1. Never leave the kitchen unattended when the stove is on. Keep close watch of pots and pans that can quickly overheat and can potentially ignite a fire.
  2. Make sure heating equipment wiring is in good condition and have it maintained yearly. Place electric heaters at least one meter away from any objects and furniture.
  3. Avoid smoking indoors. Not only is smoking a health hazard but it is one of the most common causes of fires.
  4. Make sure all electrical equipment is functioning properly and all cords are intact. Using GFCI outlets are recommended to prevent electrical fires.
  5. Never leave candles unattended, especially around small children. Always remember to turn candles off after every use.
  6. Children can be very curious, it is important to keep them safe by removing any flammable substances from their reach.
  7. Replace faulty or damaged wiring.

Cupped Floor

2/25/2020 (Permalink)

Hardwood and laminate flooring are a bit more complicated to maintain compared to ceramic tile. One must remember to only use limited cleaning solution to prevent the floor from absorbing to0 much liquid. The reason being that leaving a liquid on the surface for an extended period of time can lead to “cupping” also known as “edge-warping." Floor “cupping” or edge- warping” can be reversed if the wood is dried in a timely manner, if it remains moist it can lead to irreparable damage such as staining, wood-rot, mold growth, and "buckling." There are a few visual and physical cues that will let you know the floor is damaged. Visually, the edges of where the wood floor links together will be rising like how tectonic plates meet to form a mountain, also known as "cupping." Physically, when you walk over the floor it will feel unleveled and "bumpy."

Precautions to take when maintaining wood flooring

  • Control and limit how much liquid is used when cleaning the floor
  • Keep diligent and dry up any accident spills as soon as possible
  • Do not place plants that must be regularly watered on top of the flooring

Whenever our technicians are on the field,  they take into consideration the environment they are working in, so that they can figure out how they need to approach each job. Every job is different and unique in its own way. Especially when dealing with large commercial losses. Staying one step ahead of the operation allows us to provide the best quality work.

Restore vs. Replace

1/22/2020 (Permalink)

At SERVPRO of Arcadia we strive to, "Restore vs Replace" whenever possible. One of the ways we achieve this is by drying in place. Instead of removing hardwood flooring that has sustained water damage, we use the Floor Mat System to quickly and effectively dry the affected material.

When water seeps into hardwood flooring if not addressed immediately and properly, this will result in floor buckling. The next steps of drying the hardwood floor are crucial because this determines whether or not we can salvage the floor. To avoid this from occurring we place drying floor mats and tent the affected area with our state of the art drying equipment.

The benefits of having our equipment set up as soon as possible allows for us to restore instead of replace. Our goal at SERVPRO is to leave it, "Like it never even happened."

You Can Never Be Too Safe

1/21/2020 (Permalink)

A fire can happen on your property at any time. We here at SERVPRO of Arcadia provide around the clock services 7 days a week. If you need us, we'll be there. What separates us from other restoration companies is that, when we receive the call from you we immediately assemble a work crew and send them your way. As a SERVPRO employee, our priorities are to ensure the job is done right the first time and consistently update our client on the progress of the job. The reason we do this, is because more often than not your home is the biggest investment you make. Therefore, we do everything in our power to ensure the customers happiness and leaving it, "Like it never even happened."

Are You Covered?

1/20/2020 (Permalink)

SERVPRO of Arcadia get's a lot of questions about insurance and if a loss is covered. Our staff is fully trained to know how to answer these questions. We are not insurance agents, but we have a lot of experience with several different types of claims over our 35 years in business. Each claim is treated individually. We take our time getting all the information about the loss and determining what the best course of action would be. We walk people through each step of the way.

Now for important tips for your insurance policy:

  1. Confirm you have an endorsement for sewer backup coverage. Sewer backups cause more damage than a regular water damage. As a restoration company, we also have to protect our employees with personal protective equipment, which includes additional charges as well.
  2. If you own an older home or building, make sure you have code upgrade insurance god forbid something happens that you need to upgrade your entire electrical system or plumbing system. Both systems can become extremely costly, so for a little bit extra a month in insurance, it is worth it.
  3. Additional Living Expense (ALE) is what is used if you have to move out of your house for a while to get the home rebuilt after any type of damage. ALE is used for hotels, food, or even a long term rental home. As you can imagine, this can become very pricey as well.
  4. If you are renting, have renters insurance, especially if you are in a multi-unit facility. You may never believe you will have a loss, but what if your neighbor falls asleep with a pan on the stove and it catches fire. Your entire apartment's contents may be non-salvageable. Your renter's insurance is what pays you back for your contents.
  5. When going to get renters insurance, be realistic on the price range of all of your personal belongings. Remember all the small items, as well. One bottle of spice is $3, but if you have 100 of them, that is $300. The money accumulates quickly, so do not skimp on the insurance.
  6. There are things in life you can get for cheap, insurance should not be one of them. Take your time, find the best agent, and get the right coverage.

SERVPRO of Arcadia is here to help with any questions you may have.

Discovering a Leak

1/14/2020 (Permalink)

Having a leak in your home or business can be very stressful, especially when the leak has gone unnoticed for an extended period of time.

Our technicians here at SERVPRO of Arcadia have special thermal imaging equipment  that can detect the non-invasive moisture in your home or business. This helps find the main source of the leak without creating unnecessary damage to the structure.

Water damage that you can not see is the most dangerous because it can spread without your knowledge. Pipes usually aren't exposed, making it difficult to detect when there is a leak.

Trying to identify where the problem is on your own may be difficult, as well as attempting to mitigate the damage without any help from a professional. Here are some tips on what you can do before SERVPRO heroes arrive:

    • Shut off the water valve leading to the pipe.
    • Stop the leak until you can repair or replace the pipe.
    • Turn on the faucets, to drain water left in the pipes.
  • Call SERVPRO of Arcadia (626) 447-4128

Water Mitigation Leads to Mold Remediation

1/22/2018 (Permalink)

A job usually turns into a mold remediation after the affected area has experienced some type of water damage. That’s why it’s important to contact SERVORO right away to get started on fixing the problem before it gets worse.

Primary loss site is the kitchen. The walls and cabinets in the kitchen had high moisture readings. We had then learned that the water traveled to other rooms, so we immediately ran our moisture tests and discovered moisture in the other rooms. Once we got permission to remove the hard would floor, we saw that mold had started to grow. The picture is of mold underneath a staircase where the water traveled down to. The mold remediation process has now begun. Our technicians must remove the mold off both the walls and studs. Mold remediation must be done with extreme caution to ensure the mold can’t affect any other areas.

What You Should Know About Mold

1/22/2018 (Permalink)

Mold is very interesting, but gross at the same time. We here at SERVPRO want you to know if you have a mold problem, we can take care of it. However, there are some things about mold that you should know. When you hear the term "black mold", you may think that its very harmful. What you should know is that mold can be all colors and its color doesn't dictate how harmful it may be. The color of mold may vary, due to whatever type of material it is consuming. Mold releases spores and may cause an allergic reactions, no matter what color or what type of mold it is.

Just keep in mind SERVPRO of Arcadia, has highly trained technicians who specialize in mold remediation.

What is Mold?

1/11/2018 (Permalink)

Mold is a type of fungus. It can be found both indoors and outdoors. Research has shown that mold grows best in humid, warm and moist environments. Mold commonly occurs in homes during the winter because of the significant amount of moisture in the air. Below are the common types of molds found indoor.

  • Aspergillus - grows on dust, food made from powder, and most commonly found on drywall.
  • Cladosporium - can grow in both cool and warm environments and is typically found on fabric and on the surface of wood.
  • Penicillium - often has a blue or green color and is typically formed on objects that have been affected by water.
  • Alternaria - is found in most common damp areas, such as showers or under sinks.

SERVPRO of Arcadia is open 24-hours, don’t hesitate to call us at anytime. We can have a team of professional technicians, to start on your mold remediation right away. We’ll make it, “Like it never even happened.”

Don't Let Mold Trick You

1/11/2018 (Permalink)

The beginning of the year, usually starts us off with cold and wet weather. Durning these times, you may notice an increase of moisture in your home. Wether it be on your walls, books, clothes, your child’s toys, mold can grow there. Mold is easier to deal with because you can see it. However, mold spores can be found everywhere and they’re invisible to the naked eye. Spores are found both indoors and outdoors and can travel through your home in many different ways. For example, open windows and ventilation systems are primary ways mold spores can enter your home. The way mold begins to grow is only if the spores were to land on a surface where there’s an excessive amount of moisture. As a reminder, SERVPRO of Arcadia specializes in Mold Remediation. Give us a call today for a free estimate (626) 447-4111.

Signs of Mold

1/8/2018 (Permalink)

How can you tell if you have mold in your home? Mold has a very distinct and musky smell to it. If you start to notice a very disturbing smell coming from certain walls or platforms in your home, the chances are mold is growing in that area. However, in order to determine whether or not you have mold in your home, an environmental testing company must do the proper tests for our technicians to operate. As you may know, mold can get you sick. It is best that you stay away from the affected area and under no circumstances should you touch mold or clean it yourself. Being exposed to mold can cause excessive sneezing, runny noses, red eyes and even rashes. That’s why it’s best that you call a professional like SERVPRO of Arcadia, who have the proper knowledge, equipment and highly trained technicians that specialize in mold remediation. We take pride in resolving your mold issue and leaving it, “Like it never even happened.”

Pasadena Ronald McDonald House

Pasadena Ronald McDonald House

The season of giving is upon us and this year we were able to spread some Holiday cheer, to the children at the Pasadena Ronald McDonald House. The House does so much for these children and their families while they receive treatment in the surrounding hospitals. Being able to donate our time with children was a reward in itself. Despite their condition they had positive attitudes and personalities that were larger than life.

We spent the afternoon decorating Christmas stockings. The children were very creative and seeing them smile and forget about their condition for those few hours, was definitely priceless. One of the children we met was Jesus, he had such a charismatic personality and he had a ball decorating several different stockings.

Thank you Pasadena Ronald McDonald House for everything you do, we appreciate the opportunity of being able to give back!

2017 Arcadia Firefighters Association Pancake Breakfast

The 20th Annual Arcadia Firefighters Association Pancake Breakfast fell on a cold and rainy Spring morning. However, that did not stop the event from being a true success. The day was filled with delicious food, emergency preparedness education and fun activities for the children. SERVPRO of Arcadia understands the importance of fire safety that is why, we gave away free Fire Safety coloring books to the children. Because educating our children about the potential danger of fire starts at an early age.

The Firefighters of the City of Arcadia work very diligently to promote fire safety and keep the community safe from fires and other hazards. They're the epitome of true heroes and are selfless when it comes to serving their community.

It was an honor to be a part of this event and we can not wait to do it again next year!

Jack O' Lantern

10/4/2016 (Permalink)

Halloween is around the corner. SERVPRO of Arcadia would like to share some tips on how to keep your Jack O' Lantern (Pumpkin) from getting moldy fast!

Follow these easy steps:

  1. After your pumpkin has been carved, rinse it out with water to get rid of excess strings and gunk.

  2. Take a large bucket or tub and fill it with three gallons of water.

  3. Stir three teaspoons of bleach into the water.

  4. Dunk in the pumpkin.

  5. Then you add silica by removing the top of the pumpkin. Take a silica bead and embed it into the interior of the pumpkin. Do not stick the bead in so far that it changes the appearance of the pumpkin's exterior.

Silica packets are largely available with the following items:

  • Beef jerky

  • Shoes and shoe boxes

  • Cat litter

  • New purses or wallets
